**CPM, INC. IS LICENSED BY THE SOUTH DAKOTA REAL ESTATE COMMISSION AS A PROPERTY MANAGEMENT/ REAL ESTATE FIRM. THIS LICENSE ALLOWS CPM, INC. TO ENGAGE IN PROPERTY MANAGEMENT AS DEFINED IN SD 36-21A10. UNDER THIS STATUTE PROPERTY MANAGEMENT INCLUDES, 'FOR A FEE, COMMISSION OR OTHER VALUABLE CONSIDERATION OR WITH THE INTENT OR EXPECTA-TION OF RECEIVING A FEE, COMMISSION OR CONSID-ERATION NEGOTIATES OR ATTEMPTS TO NEGOTIATE THE RENTAL, EXCHANGE OR LEASING OF ANY REAL ESTATE OR OF THE IM-PROVEMENTS ON IT: LISTS REAL ESTATE EXCHANGES, RENTALS OR LEASES: COLLECTS RENTS OR ATTEMPTS TO COLLECT RENTS FOR REAL ESTATE." |

Evaluate Property with owner to determine market value of rental property. |
|
|
|
Construct property information sheet. |
|
|
|
Advertise property via yard sign, newspaper ads, and other advertisement media as required. |
|
|
|
Show property for lease. |
|
|
|
Assist prospective tenants with application and other necessary forms. |
|
|
|
Screen prospective tenants and complete credit checks as necessary. |
|
|
|
Complete lease, collect security deposit, along with first months rent. |
|
|
|
Insure that all tenant responsible utilities have been changed to tenants name. |
|
|
|
Insure that renters insurance has been applied for with reputable insurance agency. |
|
|
|
Distribute keys to new tenant. |
|
|
|
Complete with tenant property move-in checklist. |
|
|
|
All other necessary work associated with lease agreement. |
|
|
|
Provide property owner copies of all paper work. | |
